Tune-Ups

WHY I SHOULD DO IT

The proverbial “ounce of prevention” can be worth many pounds of cure. You know that maintenance is important for your car. If you don’t change your oil, filters, and belts, you risk serious damage to your car’s engine. The manufacturer recommends a schedule of periodic inspections and adjustments to keep your vehicle running smoothly. Failure to perform this maintenance can invalidate your warranty.

Just like car makers, HVAC manufacturer’s warranty their products under the assumption that the recommended maintenance will be done in a timely manner. Neglecting regular maintenance can result in damage to your furnace, boiler, or air conditioner. Regular preventative maintenance is a smart financial investment!

OVERVIEW
Annual preventative maintenance, or a “Tune-Up”, for your heating and air conditioning system is the most important thing you can do to not only prolong the life of your unit, but also maintain the efficiency of the unit itself. Working to keep the efficiency of your heating and cooling system at the SEER rating it had when it was newly installed will help keep your energy bills stable over time.

SOME HELPFUL FACTS ABOUT TUNEING UP YOUR HEATING AND COOLING SYSTEM:
Sources: Industry groups such as ACCA, SMACNA, RSES, ARI, The U.S. DOE, The U.S. EPA.

Over half of all homeowners don’t change their filters regularly or have tune-ups performed.
Dirty filters can rob as much as 20% of the systems efficiency.
Polling research has shown that up to 95% of homeowners believe they are doing a good job of saving energy by having their heating and cooling system professionally maintained.
System capacity drops 3% per year in a professionally maintained HVAC system.
System capacity drops 10% per year in Non-maintained HVAC systems!
A dirty indoor coil, blower motor, and outdoor condenser coil could increase power usage by 50%.
0.01 inch of dirt or film on an evaporator can reduce it’s efficiency by 5%.
Just a 10% loss of Freon charge can increase operating costs by almost 20%.
Up to 80% of compressor failures could be averted by proper maintenance.

OUR TUNE-UP PROCEDURES

AIR CONDITIONING CHECK – LIST

CLEAN AND CHECK THE CONDENSER COIL
Foreign material on the condenser coil reduces the system’s capacity to remove heat from the house.

CHECK VOLTAGE AND AMPERAGE ON MOTORS
Improper voltage and amperage can reduce the life of the compressor, evaporator, and condenser motors.

CHECK AND ADJUST THE BLOWER COMPONENTS
Proper adjustment and cleanliness of blower and components are necessary for adequate air flow.

CHECK AND CLEAN THE CONDENSATE DRAIN
A clogged drain can create considerable water damage, as well as effect indoor humidity levels. While we cannot warranty that the drain will not reclog, we will make sure it is flowing properly while we are there.

CHECK REFRIGERANT LEVELS
An improper refrigerant charge could damage the compressor; it also causes higher utility bills.

CHECK AND CLEAN AIR FILTRATION SYSTEM
A dirty air filter will substantially reduce the air flow, which results in inadequate cooling of your home.

CHECK THERMOSTAT CALIBRATION
An improperly calibrated thermostat will call for more or less cooling than desired.

LUBRICATE ALL MOVING PARTS WHERE NECESSARY
Lack of lubrication can ruin the bearings and burn out the motor.

CHECK COMPRESSOR DELAY SAFETY CONTROLS
This is essential for proper protection of the unit.

CHECK FOR PROPER AIR FLOW
This is one way to assure maximum efficiency.

CHECK ALL ELECTRICAL CONNECTIONS
Resistance caused by loose connections will create excessive heat which causes damage to the unit. This will eventually cause premature equipment failure.

CHECK FOR PROPER ENERGY CONSUMPTION
Inefficient systems cost homeowners up to 30% more in operating cost than properly maintained systems.

VISUAL INSPECTION OF BREAKER PANEL
If your breakers are too SMALL, it could be a big hassle. If your breakers are too large, you could have a fire.

A lack of lubrication can ruin the bearings and burn out motors.

CHECK AND ADJUST BURNER OPERATION
To insure smooth ignition, pilot light and burners are observed for proper operation.

CHECK LIMIT SWITCHES FOR SAFET
The principle controls in the furnace to prevent overheating and possible damage to the unit are your limit switches.

CHECK HEAT EXCHANGER
This is to assure fuel combustion and avoid the possibility of creating Carbon Monoxide.

CHECK FAN CONTROL
To assure the fan cuts on and off at predetermined temperatures in order to deliver the proper air temperature.

CHECK FOR PROPER VENTING
Improper venting can shorten the life of your unit as well as pose severe risks to your health and home.

CHECK GAS PRESSURE(ADJUST IF NECESSARY)
Proper pressure is required to control fuel input to the furnace burners.

CHECK ALL ELECTRICAL CONNECTIONS
Resistance caused by loose connections will create excessive heat which causes damage to the unit. This will eventually cause premature equipment failure.
